Rates & Policies
Although you might see different rates, policies and procedures on web sites and in other property information, the following is the most current information, and will be used should you rent from us.
Booking Your Stay

Holding Your Dates
We allow you to put a hold on dates for a limited period of time, if you need to finalize arrangements for those dates. If you put dates on hold, we will attempt to contact you before allowing someone else to book those dates. No deposit is required to hold your dates, but your stay is not guaranteed either.

Payment in full is required immediately if you are booking less than 6 weeks ahead of time. If you are booking more than 6 weeks ahead of time, a 50% deposit is required to hold your reservation. If you are booking more than 9 months ahead of time, we will take a 25% deposit and work out a payment schedule if requested. Your booking is not completed until a deposit is made.
If we didn't require full payment with your initial booking, a final payment is due approximately 4 weeks prior to your arrival date. If you paid the reservation deposit by credit card, the final payment will be automatically charged to the same card, unless you make other arrangements with us. Failure to make the final payment on time will result in immediate cancellation of your booking.
Gift Certificates
You can give a friend or family member a gift certificate for a stay at either of our houses. It can be preprinted with the name, the value, the number of days or any other information you would like to specify. The certificate form is printed on tan parchment paper, and can be sent to you or the recipient. Call for details.
Discounts & Specials
Feel free to ask us about our current promotions, discounts and specials that may be available at the time of your reservation. We can often offer specials for longer stays or weekdays.
Directions, Travel Options, Keys & Area Information
Upon receipt of final payment, we email or mail you directions to the property, lock box codes for key access, and our extensive list of good restaurants and area attractions. See the Links and The Area page for information.
Minimum Stays
There is a 2 night minimum stay in the Winter, especially over weekends. We prefer a stay of at least 3 days during the summer and over major holidays. We do make exceptions to our minimum day policy at our discretion. A cleaning fee is assessed when we allow single night stays. Please call for details.
Check In & Out Times
Except as otherwise stated, your check-in time would be 3pm and your check-out time would be 11am. During the slow season we are willing to extend the check-in and check-out times, if it doesn't interfere with other bookings. You need to call 1 to 2 days before the date to get permission for an early check-in, or a late check-out. If we don't extend the times, it is because we can't.
Pet Policies & Pet Sensitivities
Pets are allowed with prior notice and a non-refundable fee to cover "wear & tear" and extra cleaning. Each house has a dog house and tie-down stakes for your dog to use.
Pets are to be kept off furniture and bedding and shouldn't be allowed to scratch on doors and woodwork. Pet droppings in or near the yard are to be picked up. Pets should not be left in the house unattended unless they are caged, because that is when they tend to do the most damage. If you can't follow these rules, do not bring your pet.
It is understood that you are 100% responsible for your pet's behavior, and for payment of any damages resulting from your pet's actions. You will be charged for damages caused by your pet or excess cleaning required due to your pet.
Virtually all the pets that stay with us are dogs. While we ask guests not to allow their pets on bedding/furniture and we do extra cleaning after each guest who stays with a pet, if you have serious pet allergies, you may not want to stay at our cottages.
Damages & Damage Deposits
You are 100% responsible for the condition of the cottage after your stay. If damage is done to the cottage by any people or pets during your stay, we reserve the right to bill you and charge your credit card for reasonable costs incurred to repair or compensate for the damage. We will give you 7 days notice and a description of the damages before we charge you for such damages.
We don't charge a Damage Deposit if the person renting is over 25 years old. If you are 25 years old or younger, a damage deposit may be charged.
Cancellations & Refunds
Once you book the property, it is likely we will be turning down other bookings for your dates, regardless of whether you book several months or just a few days ahead. If any balance due exists on your account when you cancel, payment is still due under the original payment terms. Flight cancellations, weather, illness, death and other factors beyond our control are not considered valid reasons for an exception to this policy. We recommend that you purchase travel insurance if you are concerned about needing to cancel for any reason.
When you cancel, you automatically authorize us to attempt to re-rent the house, under payment terms and conditions that we choose, including at discounted rates. Funds collected by re-renting will be credited to your account, minus a $50 service charge. If re-renting results in a surplus balance on your account, this amount will be refunded, or will be put towards a future booking, at your request. Re-renting your days during peak travel times is often pretty easy, but cannot be guaranteed. When you book with us, you are automatically agreeing to these Cancellation & Refund terms.
If we cancel your booking for our own reasons, we refund 100% of what you've paid, regardless of whether we are able to rebook the time or not. If we change our Cancellation & Refund policy, we refund 100% of what you've paid if you don't find the new terms acceptable.
Unauthorized Late Check Outs
If you don't leave the cottage by the agreed checkout time, it inconveniences the cleaning crew and the house may not be ready on time for the next guest. We allow a 10 minute grace period on our checkout times. We then charge $20 for every hour or portion of an hour that a guest is late in getting out. No exceptions are made to this policy. You must be pre-authorized for late checkouts to avoid these fees. Please be considerate and leave the cottage by the promised time.
Smoking
We are a non-smoking facility. You may smoke outside.
Swimming & Workout Facilities
There is a YMCA 8 miles from the house that offers swimming and workout facilities if desired. When the weather allows, many people swim in Netarts Bay or the Pacific.
Parking
Blue Rose Cottage has room for 2 small to medium sized cars, Eden's Garden has room for 3 small to medium cars. There is room for only one more car on the street. Do not park in any no parking area, and do not park in a way that blocks emergency vehicles or any neighbor's view. The nearby Terimore Hotel has requested that you not park your cars in the hotel or laundry parking lot.
Mobility Issues, Elderly Access & Wheelchair Access
The Blue Rose is one story with an open floor plan. You go down one step to get into the house, and one step to get into the bedroom. The front door is 32 inches wide, and the bathroom door is about 24 inches wide.
Eden's garden is 2 stories with an open floor plan. You go up 3 steps to get into the house. The 3 bedrooms are upstairs, but there is a comfortable new queen size fold-out sleeping couch on the first floor. The front door is about 36 inches wide. The bathroom is on the first floor, the bathroom doorway is about 30 inches wide, and the bathroom has a large shower but no tub.
The stairs to the beach are very even, and there is a rope railing, but there are a lot of them. You have to walk over about 10 feet of rocks where the stairs meet the beach before you are on completely flat sand. Once on the sand, the beaches are wide and flat and sandy, and you can walk for miles.
There is a beach you can drive right up to at Happy Camp (1/4 mile away), in Oceanside (2 miles away) and at Cape Lookup (7 miles away).
Both houses have wonderful ocean views from almost anywhere in the house, and decks that overlook the ocean.
Storm Policy
No refunds will be given unless the state or local authorities order mandatory evacuations that include the location of the rental property. We will refund any unused portion of the rent during the time that the evacuation order is in place.
We do not refund due to road conditions. Mountain roads can be curvy and steep. Gravel drives are well maintained; however, we highly recommend four wheel drive and/or chains during the snow months. If all reasonable routes from your location to the cottages are closed, then a refund may be requested. We will refund any unused portion of the rent during the time that routes remain closed. We reserve the right to suggest alternative routes. As always, travel insurance is the best protection against unforeseen circumstances.
Travel Insurance
We highly recommend all guests purchase travel insurance. All of the cabins are privately owned; the owners are not responsible for any accidents, injuries or illness that occurs while on the premises or its facilities. The Homeowners are not responsible for the loss of personal belongings or valuables of the guest. By accepting this reservation, it is agreed that all guests are expressly assuming the risk of any harm arising from their use of the premises or others whom they invite to use the premise.
Changes & Guarantees
Rates, policies, check-in/check-out times and some cottage features are subject to change without notice. Internet connectivity is almost always available, but cannot be guaranteed. We are not responsible for events and conditions that affect your stay that are beyond our control. We'll do everything we can to make your stay as pleasant as possible.
